Simple Ways to Style Your Rental Property

As a tenant, there are rules around what you can and can’t do to the property you are renting. Standard tenancy agreements usually prevent renovations, alterations or additions to the premises without the landlord’s written consent. If you want to do something drastic like painting a wall or changing the flooring, you should contact your property manager or landlord to discuss your plans first.

There are, however, some simple yet effective non-permanent ways to make updates and imprint a more personal style on your rental. In this blog, we outline how you can decorate a property without breaking any rules.

Add greenery

Green is the new black. House plants and flowers instantly lift a space and bring rooms to life. They also have the bonus of producing oxygen, which cleans the air, removes toxins and helps reduce stress. Start small with one or two plants on a side table, or create a focal point with a potted tree. House plants don’t just need to sit on a shelf; some types can also thrive in wetter spaces like bathrooms.

Add a wall decal

Decals – otherwise known as peel and stick vinyl stickers – are very popular right now and come in all different colours and designs. Wallpaper is also now available in a removable option that doesn’t require glue or tradespeople. Decals and removable wallpaper are great non-permanent ways to add bold colours or prints to a space without damaging paintwork.

Add artwork

Most leases prohibit tenants from drilling holes in the walls to hang artwork, but thankfully removable, self-adhesive hooks can do the job. Before you hang anything, make sure you check the weight of the item and the capacity of the hook – too heavy and you might end up with a bubble or hole in the wall. But remember, artwork doesn’t necessarily need to be hung. Your favourite pieces could look great on a fireplace mantel or a shelf, or if big enough, on the floor, leaning against the wall.

Add storage

A lack of storage space can be a frustrating challenge in rental properties, but there’s nothing that says you can add your own, without physically attaching it to the walls. Storage options can not only be functional additions (hiding clutter and mess), they can also act as a style statement. TV cabinets, coffee tables and bookshelves come in all styles, from Scandinavian to retro and classic.

Add a vignette

Collect your favourite items and group them to create a small display. In the design world, this is known as a vignette. Usually made up of homewares, such as a vase or bowl, natural elements, mementos, and art and craft, Vignettes add personality to a space.

Add a rug

The best way to fix unsightly flooring is to add a rug. 2022 has been heralded as the year of the rug, with celebrated design names lining up to put their mark on the floor. A statement rug can be a simple and affordable way to lift a space and add warmth and comfort underfoot.

Add textiles

Textiles are a great way to add personality and texture to a space. Layering textiles creates both comfort and dimension. Think cushions, throws, blankets, rugs, and tablecloths. So simple, yet so effective.

Add accessories

A splash of colour here or a structural piece there can transform a space. Arrange coffee table books on decluttered shelves, decorate a side table with flowers, drape a throw over the sofa and team it with cushions. Vases, plants, collectibles, sculptures, art, candles, and decorative bowls lift a room and distract from things you cannot change.

Add fittings

Most fittings can be updated without disrupting the fixtures around them. You may choose to install new lighting or window treatments like blinds or curtains – just don’t throw anything away, as you might have to restore the property to its original condition if you move.
