How do you become a Real Estate Agent?
There are a few important things to know and understand before you consider a job as a real estate agent in Perth. The WA State Government regulates qualifications for employment in the real estate sector and is committed to ensuring high standards are met and maintained. To be a licensed real estate agent you must have completed a Diploma in Property Services (Agency Management).
It’s also worth noting that there are several different avenues of accreditation you can pursue. You can be a Licensed Real Estate Agent, an Unrestricted Real Estate Agent, a Real Estate Sales Representative or a Property Manager (Restricted Registration).
What does a Real Estate Agent actually do?
Most of the work is self-directed, and as such you will:
- Seek out prospective vendors
- Identify potential buyers
- Promote sales of properties through brochures, open houses, print and online listings
- Present properties (accompanying prospective buyers during inspections)
- Write vendor reports, appraise properties, prepare contracts and documents, negotiate terms between buyers and sellers, and facilitate
- Advise clients on current market conditions, prices, mortgages, legal requirements and related matters (construction work, financing, maintenance, repairs, and appraisals)
- Develop a network of professionals to whom you can refer clients
How are your boundaries?
Time management can be challenging for most professionals, and with Real Estate agents, who often work odd hours and weekends, learning how to set boundaries is vital.
Property inspections are largely conducted in the evenings and on weekends, so unusual hours go with the territory, and it’s not uncommon for buyers to call up asking to see a property on a few hours’ notice. Being clear about when you can work will help you in the long run.
Can I work part-time?
We recommend everyone starts this way if they are new to the field. Why? Because the hardest part of building your real estate business is developing clients. It takes a time to nurture relationships and develop trust. Don’t forget, there are fees associated with training and marketing materials, and it’s not uncommon for it to take up to six months to sell your first property.
